Plain, lapped or capped
A plain paling fence has palings butted side by side on two or three rails. Lapped palings overlap, so there are no gaps as the timber shrinks. A capped fence adds a top rail over the palings, which looks finished and sheds water off the end grain. Each step up costs more and gives more privacy.
Posts are the part that fails
Palings can be replaced one at a time; posts cannot. Timber posts in the ground need a treatment rated for in-ground contact, which in the Australian hazard class system means H4 or higher for treated pine. Some fencers set galvanised steel posts instead and run timber rails and palings on them, which removes the rot risk at ground level.
Pine or hardwood
Treated pine palings are cheaper and straight. Hardwood palings are tougher and greyer with age, but move more as they dry. Either way, expect the colour to weather within a year unless the fence is stained or oiled.

Common questions
Does my neighbour have to pay half?
Generally, yes, for a sufficient dividing fence: Queensland neighbours usually share the cost equally. Anyone wanting more than a sufficient fence pays the extra. If you cannot agree, a written notice to contribute is the formal next step.
Can an old fence be repaired instead?
Often. If the posts are sound, replacing palings or a panel is cheaper than a new fence. If the posts have rotted or the fence leans along its length, replacement is usually better value.
